Free operator tools
Free self-storage calculators for operators
Three calculators that answer one question each: what a rate increase is worth after the move-outs it causes, how far in-place rents sit below your own street rates, and what a management fee costs.
At a glance
- All three calculators run in the browser, with no sign-up and no email address.
- Nothing typed into a calculator is stored, sent or logged, and closing the tab clears it.
- Every number on these pages is an input you supply, an example default labelled as one, or arithmetic shown in full.
- The calculators ask only for figures an operator already has: in-place rent, street rate, occupied units and monthly revenue.
ECRI impact calculator
Price one batch of rate increase notices: the gain from tenants who stay, the cost of the move-outs it causes, and the break-even move-out rate.
Street rate gap checker
Compare in-place rent with your own street rate by unit type, and see the monthly and annual gap each type carries. Runs in the browser, nothing stored.
Management fee calculator
Price a third-party management fee for one store: the monthly and annual charge, whether the minimum or the percentage applies, and the effective rate.
What each calculator answers
Each one takes a single decision and puts a number on it. None of them needs a file upload, and none of them asks who you are.
- ECRI impact calculator: what one batch of rate increase notices is worth after the move-outs it causes.
- Street rate gap checker: how far in-place rent sits below your own asking rate, by unit type, in dollars a month.
- Management fee calculator: the monthly and annual fee for one store, and whether the percentage or the minimum is binding.
Use the first two in order
The gap checker sizes the opportunity. The ECRI calculator prices what you can actually collect from it. Running them the other way round is how a rate program ends up justified by a ceiling nobody reaches.
The gap says how far a unit type sits below street. It says nothing about whether the tenant stays, and the tenant staying is the whole return.
What they are not
These are decision aids for one store, one batch or one contract. They hold no market data, so nothing here can be read as a benchmark.
Rate increase notice periods, any statutory limit, and what a notice must say are governed by the lease and by state law. Confirm both before a batch goes out.
Questions
Do I need an account to use these calculators?
No. There is no sign-up, no email gate and no trial. Open the page and type.
Is anything I type stored or sent anywhere?
No. The arithmetic runs in your browser. Nothing is saved to a server, logged, or sent to us, and closing the tab clears what you entered.
Are these built on industry averages?
No. Every figure is yours, or an example default to replace. These pages publish no market statistics, so nothing on them can be mistaken for a benchmark.
Can I run the same numbers across a whole portfolio?
Not here. Each calculator prices a single batch, store or unit-type list. Reading every store’s own reports and putting the whole portfolio in one view is what Verillum AI does.
