For third-party managers

Self-storage third-party management, every owner reported from one close.

You run stores for several owners, and each one wants their own month. Verillum AI takes every store's files in one upload, then each manager sends each owner a finished report from the same checked figures.

At a glance

  • Verillum AI holds every store a third-party manager runs in one workspace, whoever owns each store.
  • Each Verillum AI owner report is sent by the district or area manager who runs the store, with a narrative that manager wrote.
  • The Verillum AI owner workbook carries the managing company's name, never Verillum AI's.
  • An owner invited to Verillum AI sees only their own stores, read-only.
  • Verillum AI rankings tier stores by size and lease-up before comparing them, and only leadership roles can open them.

Every owner, one workspace

Every store you run sits in one workspace, whoever owns it. Each store keeps its own owner contact and its own history, so a new management contract adds stores, not another system to learn.

Onboarding records who owns each store and which manager sends to them. Until both are set, the store says what is missing.

One close, every owner's report

The whole month's files are uploaded at once. Each store's figures are checked, and each owner report is drafted from them: a workbook, and a letter that opens with revenue against budget and against last year, occupancy and net rentals.

The district or area manager who runs the store writes the notes on revenue, marketing and maintenance, and sends it. Last month's words carry forward, marked, so nobody starts from a blank page and nothing goes out unread.

The delivery ledger keeps the exact letter and the workbook each owner received, and no one can edit it afterward.

Your name on every report

The owner workbook carries your company's name on its masthead and in its file properties, never ours. The email goes out under your company's name. Rate increase notice letters print on the store's own letterhead.

Every store against its peers

Rankings put every store side by side, tiered by size and by lease-up, so a new store is not scored against a stabilized one. A tier too small to compare is scored against the whole portfolio, and the ranking says so.

A health view scores each store against fixed thresholds, so it can say every store is failing. Publishing a period freezes it, so a manager scored on March sees March as it stood. Rankings are internal and never appear in an owner report.

Each person sees their stores

Role decides what a person may do. Scope decides which stores. A district manager sees their districts, an area manager the stores assigned to them, and an owner only their own, read-only. The database enforces both, so a page that should not open does not open.

Questions

Can owners see each other's stores?

No. An owner sees only the stores assigned to them, read-only: the month's figures, the workbook and the reports they were sent. The rule is enforced in the database, so a changed address in the browser shows nothing more.

Who sends each owner report?

The district or area manager who runs the store. Every owner report carries a narrative that manager wrote. An org admin reads the delivery ledger but does not send.

Do owners see the rankings?

No. Rankings are internal operations reporting and never part of an owner report. Only the org admin, district managers and area managers can open them.

Does the report carry our brand or yours?

Yours. The owner workbook names your company on its masthead and in its file properties, and the email goes out under your company's name. Verillum AI does not appear in the workbook.

What does onboarding need from us?

Your property list, the monthly management summary each store already produces, and, for each store, who the owner is and which manager sends to them.
