For owners and investors

Self-storage owner reporting, finished before it reaches you.

Each month, every store you hold arrives as a finished report: a workbook and a letter from the manager who runs it. Square-foot occupancy leads by default. Every figure was checked against its own report first.

At a glance

  • Each Verillum AI owner report is a workbook and a written letter, sent by email with the workbook attached.
  • The Verillum AI owner letter opens with total revenue against budget and against last year, occupancy and net rentals.
  • In the Verillum AI owner workbook, a missing figure shows blank, never as zero.
  • An owner signed in to Verillum AI sees only their own stores, read-only.
  • Verillum AI Budget & Pro Forma projects each store from its own actuals down to NOI, with DSCR when a loan is entered.

What arrives each month

One email per store, sent by the manager who runs it, with the workbook attached. The letter opens with the month in review: total revenue against budget and against last year, occupancy and net rentals. Then the manager's notes on revenue, marketing and maintenance. None of the three can be left empty.

The workbook opens on a dashboard of the month and the year to date, then a sheet for each year. Every calculated cell carries its answer, so the numbers show even in a mail preview.

Square feet first

Occupancy leads on square feet by default, with unit and economic occupancy beside it as supporting detail. When a report prints no square feet, unit occupancy stands in and the letter says so.

Checked before it reaches you

Each store's figures pass the report's own arithmetic before a report can be sent. A figure that fails is held, and the report waits until a person resolves it. A missing figure stays blank, never zero, so a gap never reads as a result.

Every report you received is kept on a delivery ledger exactly as it was sent: the letter and the workbook. Every figure read from a report names the file it came from.

Your stores, and only yours

Signed in as an owner, you see the stores assigned to you and nothing else: each month's figures, the workbook, and the reports you were sent. Nothing on the page can change a figure, and the database enforces it, not only the screen.

Rankings, rate decisions and budgets are the operating team's work, and an owner login does not open them.

Budget & Pro Forma

When you run your own stores, Budget & Pro Forma builds each store's budget from its own actuals, in the order an owner or lender reads it: gross potential rent, vacancy, scheduled rent, effective gross income, expenses, NOI. Enter the loan and it carries debt service and DSCR.

Occupancy and rate are separate levers, so the budget shows whether the lift is occupancy or rate. A saved scenario reproduces its numbers exactly, and the workbook exports with every assumption on its own sheet. When a manager runs your stores, the budget is theirs to build and share.

Questions

What do I receive each month?

One email per store with the owner workbook attached. The letter covers revenue against budget and against last year, occupancy and net rentals, then the manager's notes on revenue, marketing and maintenance.

Can I sign in and see my stores?

Yes, when the company running your stores invites you. An owner login shows only your stores, read-only: the month's figures, the workbook and the reports you were sent.

Is occupancy measured on units or square feet?

Square feet by default, with unit and economic occupancy beside it. A company can choose units instead. When a report prints no square feet, unit occupancy stands in, labeled as unit occupancy.

Does it show NOI and DSCR?

Budget & Pro Forma projects each store down to NOI, with debt service and DSCR when a loan is entered. Expenses come from the profit and loss statement, the tax bill and the insurance declaration. It is built by the team that runs the stores.

What happens if a number looks wrong?

Every figure is checked against its own report before a report can be sent, and a figure that fails is held until a person resolves it. Every figure read from a report names the file it came from, so the number can be traced to its source.
