Asset management software
Asset management for self-storage, from the rate move to the owner report.
Verillum AI reads the management summary and rent roll your stores already export, and turns them into finished owner reports and rate decisions your team approves. Every desk serves one of three outcomes.
At a glance
- Verillum AI is asset management software for self-storage companies that run many stores.
- Verillum AI groups its desks under three outcomes: grow revenue, control cost and risk, and report the result.
- Verillum AI reads files a store already exports, such as the monthly management summary and the rent roll, rather than a live connection to a management system.
- Every competitor rate in Verillum AI was typed or pasted by a person after a survey; nothing collects rates automatically.
- Verillum AI recommends, and a person approves, edits, holds or dismisses each recommendation.
Portfolio analytics
See every self-storage store on one screen: square-foot occupancy, rent income, the work that needs someone, and stores ranked against peers of their size.
Owner reporting
Monthly owner reports for every self-storage store: a workbook and letter built from the management summary, checked figure by figure, sent by its manager.
Rate management
Price rate increases net of the move-outs they risk, move street rates toward the market, and issue tenant notices with a list to key them in.
Competitor pricing
Record competitor rates by hand or by paste, compare them unit by unit with your own, and see the market on a map. Nothing is collected automatically.
Past due and lien
Track every past due self-storage unit from the first late fee to the lien sale, with each step dated, each notice evidenced, and a lien file for counsel.
Field operations
Score store visits from a recorded walkthrough, close write-up tasks on evidence, file every document, and close the month on coded invoices.
Grow revenue
Raise the rents that can carry an increase, move street rates toward the market, and know where every competitor stands. Each recommendation arrives with its evidence, and a person decides.
- Rate Increases: increases for sitting tenants, each priced net of the move-out it risks.
- Rate Board: street rate moves for each unit group, aimed at the market and gated by occupancy.
- Comp Reports: competitor surveys compared unit type by unit type, with the date on every rate.
- Market Map: the same survey rates, drawn on a map around each store.
Control cost and risk
Keep every past due unit on a dated ladder, every invoice coded before the month closes, and every store visit tied to work that closes on evidence.
- Past Due & Lien: one case per past due unit, from the first late fee to the lien sale.
- Accounting: invoice coding, a month close the database locks, and the 1099 run.
- Property Audits: a scored store visit, and below 60 a write-up both parties sign.
- Field Ops: one roster of stores that leads with what needs a person today.
Report the result
Close the month once for the whole portfolio. Owners get a finished report, leadership gets a ranking it can defend, and the field and the home office work from the same figures.
- Owner Reports: a workbook and letter for each store, sent by the manager who runs it.
- Budget & Pro Forma: a budget built from each store's own actuals that reproduces exactly when reopened.
- Ranking Reports: stores ranked against peers of their size, and a health score against fixed thresholds.
- Home: the portfolio, the district or the store, depending on who signs in.
Questions
Does it replace my property management system?
No. Your management system keeps running the store. Verillum AI reads the reports it already exports and never writes back to it. A person keys each approved rate change, and the next rent roll checks that it landed.
What do we need to get started?
Your property list and the monthly management summary you already produce. Rate work also needs a rent roll and a group occupancy report.
Who can see what?
Seven roles decide what a person can do, and property scope decides which stores. Both are enforced in the database with row-level security, not in the interface, so a screen a person should not see does not load.
Does the AI make decisions?
No. AI reads and drafts, such as a store visit transcript or a scanned invoice. A person confirms every draft, and every recommendation waits for a reviewer to approve, edit, hold or dismiss it.
How do we get an account?
There is no self-serve sign-up. Each company is provisioned its own isolated workspace. Request a demo to see one loaded with a sample portfolio.
