Comp Reports and Market Map
Competitor rate surveys, compared unit by unit.
A manager prices a competitor and types or pastes the rates. Verillum AI lines them up against your own, works out the 12-month cost of a stated promotion, and feeds one market rate to the rate desks.
At a glance
- Verillum AI Comp Reports compares nearby competitors' rates with a store's own rates, unit type by unit type.
- Every competitor rate in Verillum AI is typed or pasted by a person after a survey, and each survey records which.
- Verillum AI never fetches a competitor's website; map listings supply a competitor's name, address and contact details, never its prices.
- The Verillum AI market rate is the median of at least 3 competitors surveyed within 90 days; with fewer, it shows no market figure and says why.
- In Verillum AI, a competitor within 5 miles of a store is a primary comp, 5 to 10 miles is secondary, and nothing past 10 miles counts.
No scraping, ever
Every rate here came from a person. A manager types the rates, or copies a competitor's rate table and pastes it, and the survey records which. There is no crawler, no browser extension and nothing that collects a rate on a schedule.
Map listings help find the competitors near a store: name, address, phone and rating. They never carry a price.
Promotions read as real prices
A competitor that publishes a schedule, such as $1 the first month and 40 percent off months 2 to 4, is stored three ways: the street rate, the schedule itself, and the 12-month cost divided by 12. That last figure is what lets two different promotions be compared.
The comp report
Rows are unit types, columns are competitors, compared on street, web or effective rate. Every column carries its survey date, flagged once it passes 30 days. Export the same report as a workbook or a PDF.
A comp average needs at least 3 competitors pricing that unit type. Below that, the cell says how many it has.
The Market Map
The same surveys, drawn as rate chips on a map around the store. Each chip shows whether a competitor's rate is current, stale or never surveyed, and the position band compares your street rate with what a new customer pays in the market.
One market rate, read everywhere
The Market Map, the Rate Board and Rate Increases read one definition of the market rate, so they cannot disagree about a store and a unit size. Switch a competitor off in the comp set and it leaves the market rate everywhere.
Questions
Do you scrape competitor websites?
No, and we never will. Every competitor rate was typed or pasted by a person after a survey. Nothing in Verillum AI fetches a competitor's site or collects a rate on a schedule.
How are competitors chosen?
Search near a store and add each competitor by hand, or add one by name and address. A competitor within 5 miles is primary, 5 to 10 miles is secondary, and the database refuses anything farther. Nothing joins the comp set automatically.
Who can record a survey?
Org admins, district managers, area managers and property managers. Assistant managers read the report and the map but change neither, because every survey feeds the rate that prices your own units.
What happens when a paste goes wrong?
A survey whose paste clearly failed, such as every unit naming a discount that was never applied, stays in the table but is left out of the averages and the market rate, and the report names it. Record it again and the new survey wins everywhere.
How fresh does a survey need to be?
Each rate shows its survey date and is flagged after 30 days. The market rate counts only surveys from the last 90 days.
